I have a credit scores of 679, 689, 701 I have been working as a teacher on the same job for over 10 years. My teacher salary is about 43,000 a year I have only one debt which is a student loan which I pay $135 dollars a month. It has never been late in the last 7 years. I have credit cards with very low balances. Most paid off monthly. The minimum payments are $15.00 a month. This makes my total debt along with student loan $207 monthly. No car loans or other type debt. I have a savings of $8,000 dollars in a bank account. My first problem is that I have small collection accounts from 2005. All are less than $1,000 and the total of about 4 of them together is less than $2,000. My second major problem is that I have a separate larger collection account. It is 3,300 for an auto or auto repair. The car was in my name and my ex husband has since stop paying on it because he could not repair it. I had about 3,300 left to pay on it. That was in August of 2005. It is reported as date of last activity Jan. 2006. I do not have the vehicle and have been divorced since 2002. This collection is at least 3 or 4 years old. I have made all payments on time including rent for the past 3years. Can i get approved for an fha loan? Also why does FHA loans approve people who had bankruptcy after 2 years and someone who had a foreclosure after 3 years but refuse and or require an explanation for collection accounts for upt to 7 years? Was it better for me to file bankruptcy or allow a foreclosure in 2005 or 2006 than it was to try to reestablish credit paying who I could? I really want to buy a home. my mortgage lender pulled my report from the 3 major credit score companies. those collections are over 3 years old. I have a long credit history with a large available credit. that is why my score is high. it is only one bad year out of 15. by the way my loan officer thinks i have a good chance of getting a fha loan. i am just wondering if i will have to pay the old collections from 2005 and 2006. i have no late payments at all ever. We recently looked at a manufactured home (mobile home on private land) which is different from a modular home. We paid 300 bucks for the inspection and then the bank decided to tell us we could not get an FHA loan for a manufactured home. Is a modular home covered by FHA loans? We found another home that is awesome, but are unsure if we can get the house or not. I could wait until tomorrow to found out the answer, but I am too impatient LOL. my husband and i are wanting to purchase a house that is listed at 102,000.00. The house appraises for 110,000.00. Closing costs (4000.00) will be included in the loan, along with 8000.00 for carpet and paint. This brings the amount to 114,000.00. We will have a 3.5% downpayment for a FHA loan. We would then be financing 110,010.00. So, we would be purchasing for more than the appraised value, but we would be financing the exact appraised amount. Is this ok? Will the bank go for that? The realtor told us that she knew that 112,000.00 would be ok, but 114,000.00 might push it...but if we are still just financing the appraised amt....the thought just popped in my mind and im too impatiant to wait until monday to find out the answer from the realtor! I can't seem to locate the words "separation of church and state", mine says 'congress shall make no law establishing religion or prohibiting the free exercise thereof'. My brother-in-law lost his job a few months ago and he said his mortgage insurance paid his mortgage and gave him some extra money until he got a new job. My husband and I are buying a builders spec home in Lafayette, IN for $115,000. The home is in a new community that qualifies for USDA loans. We have been pre-approved for a FHA mortgage through Bank of America & a local mortgage broker. FHA was the mortgage we were planning on taking until we found this house. Now we are torn between the two and are unsure on which one would benefit us now & in the long run. Our objective - To use the least amount of money up front as possible, and maintain a total housing payment of less than $780 a month. In community property states, FHA Loans require non-borrowing spouse’s debt obligations that appear on their credit report to be included in the borrowing spouses debt-to-income ratio required to qualify for a FHA Loan.  So this means even if your husband or wife is not going to be a co-borrower on the FHA Loan, his or her car payments, credit card payments, student loan payments, etc… have to be included in the qualification process.  However it is very important to note that the credit quality of the non-borrowing spouse is not a factor in deterring loan approval.  So in other words, the spouse that is not going on the loan can have very bad credit and it will not affect the FHA Loan approval.   It is often the case that the reason an FHA borrower chooses to not have a spouse go on the loan as a co-borrower is because his or her credit is poor and will affect the approval of the loan.

The following is a list of community property states:

  • California
  • Arizona
  • Idaho
  • Louisiana
  • Nevada
  • New Mexico
  • Texas
  • Washington
  • Wisconsin

Remember, it is only items that appear on a credit report that must be included in a borrower’s debt ratio to qualify for an FHA Loan.  Items such as cell phone bills, insurance bills, utility bills, etc… are not included.

Also, if a non-borrower spouse has an excessive amount of collection accounts that appear on their credit report, the FHA underwriter may want these collections cleared.  But this is on a case-by-case basis.

And as a refresher, here are some highlights of the FHA Loan, the very best loan available today for those with less than 10% down payment:

  • Only 3.5% down required and that can come from a gift from a relative
  • Flexible underwriting guidelines
  • Not credit score driven
  • Low 30 year fixed interest rates
  • Non-occupying co-borrowers are OK
  • No cash reserves required
  • FHA 203k renovation loans available where part of your loan includes money to fix up the house!
